Commercial Interior Demolition in DFW

Selective interior demolition for DFW buildouts — partitions, ceilings, casework, and fixtures out on schedule, with the dust captured at the tool.

Quick answer

Dust Kingz performs selective commercial interior demolition across the Dallas–Fort Worth metroplex — non-load-bearing partitions, drop ceilings and soffits, casework and millwork, fixtures and finishes, and kitchen and restroom components — with HEPA source-capture dust control and a written work plan built around the building's access, occupied areas, and debris-removal requirements. Free written scopes; call (817) 694-4784.

Selective Demolition, Not a Wrecking Ball

Commercial buildouts rarely need everything gone. They need the right things gone — cleanly, on the dates the lease and the GC schedule demand, without damaging what stays. That's selective interior demolition, and it's the phase where most tenant improvement projects either get ahead or fall behind.

Dust Kingz handles the demo step for property managers, general contractors, and flooring companies across DFW. We work to a written scope, protect adjacent spaces, and hand off a clean space to the next trade.

What We Remove

  • Non-load-bearing partitions — metal stud and drywall, demountable partitions, glass storefront infill
  • Casework and millwork — reception desks, break-room cabinets, retail fixtures, shelving
  • Ceilings — grid and tile, drywall ceilings, soffits, and bulkheads
  • Fixtures and finishes — lighting trim, signage, wall coverings, door and frame assemblies
  • Kitchen and bathroom components — counters, vanities, restroom partitions, base cabinets
  • Other nonstructural interior elements — furring, bulkheads, and built-ins identified in the scope

How We Work in Occupied Buildings

Dust captured at the source. HEPA source-capture shrouds on chipping hammers and grinders keep silica dust from ever going airborne. Containment is a backup for sensitive spaces, not our first line of defense.

Work plan built to the building. Before mobilization we confirm the property's approved working hours, badging, and access windows, then sequence the demo around occupied areas so retail, medical, and multi-tenant spaces keep operating.

Protected pathways. Floor and elevator protection from the work zone to the loading area, so common areas look untouched.

Debris handled to the scope. Debris removal, container staging, and dock or freight-elevator use are coordinated with the property's rules and written into the project scope.

Project Types

  • Office tenant improvement and full-floor reconfiguration
  • Retail and restaurant buildout demo
  • Medical, dental, and veterinary suite renovations
  • Multi-family unit turns and common-area updates
  • Warehouse office and mixed-use conversions

Commercial Interior Demolition FAQ

What is commercial interior demolition?
Commercial interior demolition is the selective removal of interior finishes and non-structural elements inside a commercial building — flooring, walls, ceilings, casework, fixtures, and partitions — so a new buildout can start. The shell and structure stay intact.
Do you do selective demolition instead of full gut-outs?
Yes. Most of our commercial work is selective: we remove exactly what the plan calls for and protect everything that stays, including finishes in adjacent tenant spaces and common areas.
Can you demo while the building stays open?
Yes. We isolate the work zone, capture dust at the tool with HEPA source-capture equipment, protect the path to the loading area, and work inside the access windows and approved working hours the property sets.
Do you remove walls, ceilings, and casework?
Yes — non-load-bearing partitions, drop ceilings, soffits, millwork, reception casework, and restroom and kitchen fixtures. Structural work is coordinated with your GC and engineer.
Who handles debris and disposal?
Debris removal is defined in the written scope — bagged or containered and staged to the property's dumpster and dock schedule so the site stays presentable and compliant with building rules.
Do you provide a written scope for commercial work?
Yes. Every commercial job gets a written scope covering what comes out, what stays protected, dust control, debris handling, and the handoff to the next trade.
How do you handle asbestos or suspect materials?
We screen pre-1980s buildings before demo. If we find suspect asbestos-containing material or black mastic, we stop and refer the project to a licensed abatement contractor. We do not disturb ACM in-house.
What DFW areas do you serve for commercial demolition?
Dallas, Fort Worth, Plano, Frisco, McKinney, Arlington, Irving, Southlake, Grapevine, Colleyville, Keller, Denton, Lewisville, Mansfield, Coppell, The Colony, Garland, Allen, Rockwall, Wylie, and surrounding DFW communities.
